Mobility lease: renting furnished for 1 to 10 months
Internship, work-study, assignment, transfer, exchange semester: the bail mobilité (mobility lease) is the contract designed for 1-to-10-month stays in furnished homes, with no security deposit allowed. It now accounts for nearly a quarter of the furnished leases signed in Île-de-France. Here is how it works, and the catches to watch for.

Who can sign a mobility lease?
The mobility lease (created by the French ELAN law) is reserved for tenants who can prove, when signing, that they are in a mobility situation:
- professional training or apprenticeship
- higher education (including exchange semesters)
- an internship or a civic service assignment (service civique)
- a job transfer or a temporary professional assignment
The rules of the contract
- Furnished homes only, used as your main residence during the stay.
- Duration of 1 to 10 months, adjustable once by amendment but never beyond 10 months in total, because the contract is not renewable. To stay longer, you have to switch to a standard furnished lease (1 year, or 9 months for students).
- No security deposit (dépôt de garantie) can be required: that is the law. The landlord may however ask for a guarantee, and that is where Visale comes in: it covers this lease with no age condition.
- Tenant's notice: 1 month, at any time. The landlord cannot terminate the lease before its end.
- In Paris and in some towns of the Greater Paris area, rent control also applies to mobility leases: check the maximum reference rent of your neighbourhood before signing.
Where to find a mobility lease in Île-de-France
Supply is concentrated among furnished-rental specialists (Lodgis, Paris Attitude, medium-term rental platforms) and is growing fast among coliving and residence operators. Furnished rents in Paris are high (around €38 per m² on average): widening your search to well-connected inner suburbs changes the budget radically.
Good to know: since 2025, in certain employment-oriented residences (résidences à vocation d'emploi), the duration can be extended up to 18 months, useful for long assignments.
Frequently asked questions
Is the mobility lease renewable?
No. It can be amended once, within the overall limit of 10 months, but never renewed. If you stay longer, the landlord must offer you a standard furnished lease.
Can I be asked for a security deposit on a mobility lease?
No, the law prohibits it. A guarantee can however be required: a personal guarantor or Visale.
Does Paris rent control apply to the mobility lease?
Yes. In Paris and in the other areas applying rent control, the rent of a mobility lease must stay within the maximum reference rent of the zone.
Which housing benefits can I receive with a mobility lease?
France's housing benefits (APL or ALS, paid by the CAF) are possible if the home is your main residence, depending on your resources, and the Visale guarantee covers this lease with no age condition.
